Overview:
This position reports to the Manager, Capital Planning & Analysis and will work closely with colleagues in Real Estate, Store Design and Construction, Center Finance, and the brands. Primary focus will be on Real Estate capital investments.
Major responsibilities include:
Working with Real Estate partners on financial analyses of real estate transactions.
Performing financial analysis and summaries to determine the impact of specific real estate (lease and non-lease) investment decisions. This analysis includes measuring the financial metrics (IRR, NPV, Payback, P&L, etc.) of optimally positioning our stores.
Analyzing and reporting financial results from recent real estate investments during quarterly post audits. Findings from recent post audits may have significant impact on real estate strategy.
Implementing updates and changes to the real estate financial model as appropriate for standard maintenance and improvements.
Conducting the consolidation and reporting of store P&L data (sales and expenses related to selling our products) for all brands on a quarterly basis.
Working with Brand and Center Finance partners to reconcile the P&L data at store level detail to the last rolling 12 months data reported to Center Finance.
Analyzing data points for accuracy and consistency between quarter periods by store and partnering with partners in Accounting to explain significant variances.
Consolidating the validated P&L data by store to be used to analyze real estate transactions and reporting sales and profit performance to finance leadership.
Managing the budgeting and forecasting of store maintenance expenses for Store Design & Construction.
Working with partners in Store Design & Construction to provide monthly forecasts and tracking of store related maintenance expenses to the brands.
Facilitating the process of obtaining approval for costs associated with store maintenance work.
Assisting with reporting and analysis for capital management and performing ad-hoc analysis as appropriate.
Bachelor's degree in finance, accounting, business, mathematics or related field
Advanced degree or MBA preferred
Two + years of financial analysis experience preferred
Experience in capital investment analysis a plus
Ability to model complex business questions/issues
Ability to think analytically and creatively
Demonstrated initiative and drive to achieve results
Strong oral and written presentation skills
Advanced PC skills including Excel, Access (or other relational databases) and PowerPoint
