PURPOSE:
Support Limited Brands growth initiatives around the globe internationally. Act as the lead to ensure real estate stores are opened, closed and relocated with minimal impacts to the associates and business results. Collaborates with cross functional partners to provide visibility to the physical requirements and related timing needs to open stores while acting as a liaison to field organization and construction teams to coordinate timing of execution.
RESPONSIBILITIES:
¿Execute Store Real Estate Toolkit with a focus on continuous improvement.
¿Maximize impact of new and remodel/relocation store openings in terms of sales volume and expense reduction through timely escalation of potential risk factors and accurate communication of changing details.
¿Liaison between the field organization and all Support Central departments to ensure timely task execution and issue resolution.
¿Acts as the lead facilitator on-site during stockouts to support the District Manager and ensure the entire district is supported during the opening process.
¿Supports store opening processes and training associates with in depth understanding of store related fixtures and equipment such as Visual Presentation, Floor Plans, merchandising items, phone systems, fitting room pager systems, and POS (point of sale) equipment.
¿Own the continual evaluation, analysis, and implementation of existing Toolkit as well as the identification and development of operational improvement opportunities consistent with the overall Real Estate strategies of the organization.
¿Execute current priorities and business initiatives while leading cross functional resources to identify trends and opportunities to support long term strategic planning for real estate activity.
¿Maintains all processes and procedures as they relate to company programs, identifies opportunities for financial, operational and technical improvements within assigned programs.
¿Manage assigned projects as they are identified by the brand.
¿Conduct store visits to all Real Estate store pre, during, and post Real Estate activity for training, issue resolution, and follow-up.
¿Administration and ownership cif total company programs such as off-site storage/asset management, and Payroll as assigned.
¿Evaluate the Real Estate processes to improve efficiencies and reduce expenses.
¿Work with internal and external partners to drive projects to closure by aligning on how the tasks at hand affect the store and provide supporting information that would lead to a more holistic approach to project management.
¿Provide status updates on assigned projects with recommendations on next steps as applicable.
¿Collaborate with field management and associates to execute real estate activity.
¿Conducting field analysis, implementing new procedures, and collect feedback via store visits, teleconferences, store merchandising participation and written communications.
¿Develop effective working relationship with associates at all levels in order to effectively communicate, escalate, and resolve issues.
¿Attends and participates in all meetings as they relate to real estate activities as needed.
¿Maintain and update Real Estate databases to track Real Estate progress and ensure task timely completion.
¿Create and promote a team environment that allows each associate to perform at an optimum level.
¿Develop relationships with external vendors to ensure company standards of quality and service are continually met.
AUTHORITY:
¿Advise and direct Field Management on key operational and procedural issues relative to
¿Store Real Estate activities.
¿Support Managers, Directors, and VPs in development, communication, approval, implementation, validation, and monitoring of store Real Estate processes as well as related improvement initiatives.
QUALIFICATIONS:
¿Bachelor's degree in Business or related field preferred
¿Five to seven years experience in retail or related field
¿Project Management experience preferred
¿Must be able to work under minimal supervision
¿Strong written and oral communications with the ability to communicate upwardly within the organization. Ability to work cross-functionally and influence business partners
¿Requires strong project management and program management skills with the ability to make amendments to processes and procedures to ensure targeted deadlines are met
¿Ability to multi-task projects of various size and scope with a high degree of attention to detail
¿Strong organizational, planning, time management and interpersonal skills must be detailed oriented
¿Proficient in Microsoft applications including Excel, Word, Out Look, Power Point, TRIRIGA (Access preferred)
¿Client/Customer Service Oriented
¿Ability to travel internationally up to 75%
